Bridge Development Partners Adds Scott Denham and Brendan Kotler to California Development Team

LOS ANGELES – Bridge Development Partners, LLC announced that it has hired Scott Denham as Senior Vice President of Development and Brendan Kotler as Vice President of Development in its Los Angeles office. Denham will oversee Bridge’s development activity and its development team for southern and northern California, working with Kotler to manage all development and entitlement processes for both new and value-add industrial projects.

Denham and Kotler will be responsible for interaction with City staff and elected officials, managing consultants during the entitlement process, overseeing the preparation of construction drawings, obtaining necessary permits for value-add and ground-up construction, and overseeing general contractors during project demolition and construction.

Bridge Development recently acquired the former Scandia Family Fun Park property in Ontario, where it plans to build Bridge Point Ontario – a two-building, 268,000-square foot industrial facility. The project adds to the developer’s 8.5 million square foot portfolio in California, spanning industrial properties in the Inland Empire, Los Angeles and Orange Counties, and the Bay Area.

“In addition to overseeing Bridge’s project-related development efforts in California, I’m excited to leverage my experience in team management to streamline and grow our development and construction operations in the state,” said Denham. “We plan to continue the expansion of our development team, and I’ll be focused on identifying and recruiting top-of-the-line talent in order to achieve this.”

Kotler added:

Denham was previously Vice President of Development and Construction at Rexford Industrial Realty in Los Angeles, where he oversaw more than 40 simultaneous infill industrial development projects totaling $90 million. He managed complex entitlement, permitting, design and construction projects while leading a 12-person blended team of design and construction management professionals. Denham also implemented a comprehensive project management system for budgeting, schedules and workflow and supervised all staff recruitment and training efforts.

Kotler joins Bridge from Unibail-Rodamco-Westfield (URW), where he most recently held the role of Development Director, managing major development projects with costs of up to $1.1 billion and project teams with as many as 100 employees. From 2014 through 2019, he worked in both development and property management roles for the company. Several notable projects in which Brendan played an integral role during his time at URW include:

The Village at Westfield Topanga, Westfield Century City, Westfield Topanga, Westfield Oakridge, and Westfield Galleria at Roseville.

Before Rexford Industrial Realty, Denham previously worked at Atlas Capital Group. He is a graduate of Dartmouth College with a bachelor’s degree in engineering and holds a master’s in architecture from Columbia University Graduate School of Architecture. Denham also earned his Advanced Professional Certificate in Real Estate from New York University Graduate Real Estate Program.

Prior to joining URW, Brendan practiced law with the firm Jeffer Mangels Butler & Mitchell LLP. Brendan graduated from the University of Southern California in 2008 with a Bachelor of Arts in Communication. In 2011, Brendan received his Juris Doctorate from The University of California, Los Angeles, School of Law.
